Building regulations
These are a set of statutory requirements all buildings must meet in order to create a safe and healthy environment to inhabit.
To ensure your project meets these conditions a set of detailed technical drawings is required.
Similar to planning, these drawings should be approved before you commence building. They will give your builder the information they need to meet legal requirements.
Resi can provide this drawing package for you but will also need input from other key specialists, such as a structural engineer, party wall surveyor, and CCTV drainage surveyor.

You can submit your project directly to your local authority’s building control, who will review it for approval. If they’re satisfied you’ll be awarded a completion certificate - same as the final certificate you’ll get from a private building control approver.
However, with many councils suffering from budget cuts, most local authorities are unable to provide the same turnaround times and customer service that a private building control approver provides.
Private building control approvers
By using a private building control approver, you can avoid the need to submit your drawings to the local authority building control. This cuts down waiting times to just a few working days.
These can be either an individual or organisation, and must be registered with the Construction Industry Council (CIC), who approve who can work in the UK.

This fee is charged directly to the contractors, and is based on the total value of your tender. This fee is not an additional sum to the total cost of your project. We believe in ensuring these fees are transparent, and so this fee is paid by the contractor once they start work onsite.
