What is a loft conversion?

A loft conversion, also known as an attic conversion, is the transformation of a property’s roof space to create habitable rooms, like bedrooms or a home office. In 2025, with house prices on the up and square footage at a premium, loft conversions are one of the smartest ways to add space (and value) to your home.

What are the different types of loft conversions?

There are four types of loft conversions: dormer, mansard, hip to gable, and conversion with no dormer.

Dormer

A dormer loft conversion involves a vertical extension from the roof slope to create a box which can contain windows.

Mansard

A dormer loft conversion involves a vertical extension from the roof slope to create a box which can contain windows.

Hip to gable

A dormer loft conversion involves a vertical extension from the roof slope to create a box which can contain windows.

No dormer

A dormer loft conversion involves a vertical extension from the roof slope to create a box which can contain windows.

Example loft conversions with build costs

How much does a loft conversion cost in 2025?

The type of loft conversion you choose has a big influence on how much the project will cost. For example, upgrading an existing attic and adding simple Velux windows would be the most budget-friendly option. On the other hand, more elaborate designs like L-shaped dormers or hip to gable conversions can be more expensive, because they’re bigger, use more materials, and have a larger impact on the main house. In 2025, according to Resi’s data, the average cost of a loft conversion ranges from £49,000 - £87,000. If you’re based in London and the surrounding counties it usually costs more, averaging between £60,000 - £105,000. These prices reflect a range of loft projects, from simpler conversions to bigger, multi-room extensions. So if you’re planning a basic loft conversion that creates one extra bedroom, it’ll likely be at the lower end of the budget. But to add an en-suite, more than one room, or to choose a higher-end spec, it’ll be more expensive.

Loft conversions: Planning permission vs permitted development

Not every loft conversion needs planning permission. Some can be done using permitted development rights, which often allow you to extend to a larger footprint than you could with planning permission. However, the rules around this can be confusing. First, check if your house has had permitted development rights restricted or taken away. This could be because you live in a conservation area, or if your house is a listed building. If that’s not an issue, your loft conversion could be allowed under permitted development if it falls within the right dimensions, uses similar materials to the existing roof, and fulfills some other specific criteria.

Do you need building regulations for a loft conversion?

Building regulations are separate from planning permission. They’re always legally required, whatever extension you’re doing, to make sure your home is a safe place to live. Building regulations for a loft conversion cover things like the head hight of the loft (a minimum of 2m), structural strength of the new floor, fire safety and escape routes, the safety of the stairs, and whether the sound insulation is good enough. Building inspections can be done by your local authority, or you can hire an approved inspector for a quicker turnaround.

Loft conversion FAQs

What is the process of getting a loft conversion with Resi?

Once you’ve done your research and you know roughly what you want to do, you can get your loft conversion project moving. If you work with Resi, we’ll first carry out a survey of your home using 3D scanning technology to get a digital model of your home ready for the design phase. Then, you’ll work with one of our architects to design a layout that works for you.

The next step is planning, and our in-house team of planning experts (who have an approval rate of over 90%) will handle that whole process for you. Once you’ve had your project approved, we’ll prepare a full drawing package to meet Building Regulations, and we can introduce you to trusted specialists like structural engineers, drainage surveyors, or party wall surveyors if you need them.

Then, if you’d like help choosing your builder, using Resi’s Connect service we can introduce you to some vetted, local builders to give you quotes. This is a free service, and we’ll even help you compare the tenders you get back so you feel confident you’re choosing the right team.

After that? The building work starts, and your dream becomes a reality.

How much value will a loft conversion add to my home?

The value a loft conversion can add is different for every home, because it depends on so many factors like the property market, how much extra space you create, and where you live. But on average, Resi’s data suggests that investing in a loft conversion can boost your house’s market value by at least 10%. And it allows you to create a bespoke living space that works well for you. Win, win!

How long does a loft conversion take?

On average, loft conversions take around 30-34 weeks from start to finish, which includes all the planning stages and the build itself. But it’s worth knowing that this can always change based on where you live and who you’re working with. Within that, you’ve got:

  • The time it takes to get your architectural drawings ready.
  • The time it takes to get planning permission, or a lawful development certificate if you’re going down the permitted development route (around 8-10 weeks, but timings can vary depending on your local authority).
  • Building time (which can take anywhere from 6-16 weeks to complete).
